REGION

The site is 6 miles west of Manhattan, 4 miles from Newark, 80 miles from Philadelphia and 115 miles from Hartford. More than 25 million people live within 60 minutes of the site located near the epicenter of the New York/New Jersey metropolitan region. It is located just 2.5 miles south of The Meadowlands Sports Complex, home to Giants Stadium, Continental Arena and the Meadowlands Race Track, in the Townships of Lyndhurst, Rutherford and North Arlington. Just south of Route 3, a primary artery into New York City, and abutting the New Jersey Turnpike, the site has excellent access and visibility.

SITE

Meadowlands Golf Resort Village will be located in the 1,230-acre Meadowlands Golf Course Redevelopment Area established by the New Jersey Meadowlands Commission. From north to south, the redevelopment area includes Rutherford Landfill, Lyndhurst Landfill, Avon Landfill and Kingsland Park Sanitary Landfill. It is a combination of marsh areas, upland areas and open water ways.

 

ACCESS

Meadowlands Golf Resort Village will be accessible via three international airports; Newark International Airport, La Guardia Airport, and Kennedy International Airport, as well as the Teterboro Airport, a local facility handling private air access. Due to its prime location, the site will be easily accessed locally by car, bus, train, bicycle and pedestrians.

Car: Primary site access will be from the Route 3/17 Interchange immediately to the north of the site. From this interchange, the main project drive will traverse the Phase 1

development area. Valley Brook Avenue will provide secondary site access. Currently the avenue runs through downtown Lyndhurst, enters the site from the west and continues through, past the NJMC Environmental Center.

Train: A proposed train stop at Gateway Business Center will provide train access on the New Jersey Transit Bergen Line railroad, which borders the northeastern boundary of the site. Connections to the village from this point include a shuttle into the village or a stroll along the proposed Meadows Trail. Potential exists for a second stop on the NJT Main Line, which would provide train access directly to the south of the village and resort hotel.

Bike/Pedestrian: Cyclists and pedestrians can safely access the site via the proposed recreation trail and on-road bike route. The trail will connect to the existing Meadows Path on Valley Brook Avenue, loop around the entire village and run north along Meadow Drive to the proposed train stop.

CHARACTER

Characterized by the tall grasses that run as far as the eye can see, the site is an open, picturesque landscape. Its expansive grass fields have a pastoral character that provide a feeling of seclusion and serenity virtually nonexistent in the surrounding suburban neighborhoods or bustling streets of Manhattan.

Vegetation of the site is comprised largely of common reed (phragmites), native shrubs and grasses. Occasional stands of Hackberry and Sycamore can be found, but these are rare. Birds and other wildlife help preserve a diverse ecological environment.

Water is a continuous theme in The Meadowlands and on the resort site. The Hackensack River borders the eastern portion of the site, while Berry’s Creek meanders through it, separating the Gateway Business Center from the village. Additionally the site is bound by tidal marshes, serving as wildlife refuge areas.

The property rises from an elevation of two (2) feet in the low-lying marshes to an elevation of nearly 110 feet above sea level atop Kingsland Landfill. As a result of the site’s vastness, views are afforded in all directions. Views of the Manhattan skyline to the east are especially notable from the higher elevations atop the landfills. Westerly views are of a wooded ridge running through Rutherford and Lyndhurst while the Sports Complex and Giants Stadium can be seen to the north.
