GOLF RESORT HOTEL

The resort hotel sits majestically on the edge of the meadows, rising to a height of 14 floors. It will cater to the special needs of business and leisure visitors offering the highest level of service in the metropolitan area.

The hotel will contain 350 rooms and suites, a 42,000 sf conference center, 10,000 sf of spa and hotel amenities with parking provided below the hotel. Kingsland and Berry’s Creek Golf Courses surround the hotel and create the context for the resort experience.

Berry’s Creek Golf Course is a lowland course winding its way through tidal wetlands, creeks and meadows playing to a length of 6,715 yards (preliminary). Each course ends with a challenging 18 th hole featuring an island green below the resort hotel’s outdoor terraces. The commanding views to the south over the golf courses will create a unique setting for outdoor dining, special events and golf tournament viewing. An outdoor pool and spa adjoins the east facade of the hotel.

The resort hotel crescent is completed by a tree-lined promenade fronting an ensemble of luxury housing. A tennis club is located along the crescent leading to the Kingsland Clubhouse.

MAIN STREET

Main Street is the heart of the village downtown. It bisects the mixed-use blocks and provides views to the village green. Buildings along Main Street average 4 stories in height and are designed to house convenience retail, restaurants and cafes at street level with residential flats and lofts above.

Main Street is lined with street trees and is designed to have wide sidewalks which will accommodate pedestrians as well as cafe tables and chairs. Retail begins at a large pedestrian plaza at the intersection of Valley Brook Avenue with Main and terminates at the village hall located in the green.

Beyond village hall, Main Street continues past the village green and terminates at the Kingsland Golf Course and existing New Jersey Meadowlands Commission site entrance.

BERRY'S CREEK PARK

Berry’s Creek Park is located at the north end of Main Street. This public 5.5 acre park will serve as the gateway to the village. Park amenities will include a belvedere overlooking the meadows, a promenade along the length of Valley Brook Avenue, a water feature that can be used as an ice skating area in winter, a large open lawn, shade structure, landscape walls, garden areas and large canopy trees. The park will also provide golf cart access to areas within Berry’s Creek course.

The Park’s main plaza occurs at street level and opens up to Main Street. From the upper plaza or belvedere, the entire park is visible. This vantage point provides panoramic views of the meadows and Berry’s Creek. The belvedere is also the park’s main entrance. The descent into the park from street level provides separation from Valley Brook Avenue and activity on Main Street.

Once in the park its focus is a water feature and creek side arbor. A large open lawn area and other focal points occur around the main plaza and fountain area. The activity zone created by the organization of elements becomes focused on Main Street’s axis. Beyond this activity node, the park is less formal and more conducive to passive recreation.

At the end of Berry’s Creek Bridge and with access to the village loop road is a shade structure located at the same elevation as Valley Brook Avenue. From this structure park views are towards the water feature and Berry’s Creek. A park promenade will begin here terminating at the resort hotel and creating an inviting respite for pedestrians.

VILLAGE GREEN

A 4-acre village green is the center piece of the village open space system. Its triangular form is reminiscent of the historic New England town green. The green is designed for both active and passive recreation and is located within one block of nearly all residences.

The core of the green is a large open lawn lined with large canopy trees. Its focus is a village hall intended to be a community meeting facility and potentially a village post office and sales center. The hall is set within a community floral garden.

All streets terminating on the green are aligned with architectural follies or fountains to enhance visitor arrival and provide way finding. The park is subdivided into two zones serving passive and active recreation. Village green’s oval is sized to permit community wide gatherings for events or an informal game of soccer, football or frisbee. An architectural folley located at the oval’s southwest corner provides shade and serves as a backdrop for performances.

A series of small garden spaces line Park Street. Within these courts are a playground, waterplay, game tables and ball courts that will support the diverse needs of residents.

VILLAGE STREETS

All streets within the village are designed in a style reminiscent of small villages. Traffic calming techniques are employed to slow village traffic and enhance the pedestrian experience.

The village is entered along Main Street, lined with retail establishments. Convenience parking lines both sides of the two-lane street. The streetscape is pedestrian scaled with 15 foot wide masonry walks, awnings, artfully designed signage, sidewalk cafes and street furnishings.

Residential streets are intentionally narrow with visitor parking on one side. Sidewalks are 6 feet wide and fronted by small yards enclosed with ornamental ironwork. Shade trees line the street providing dappled light and a calming effect. Alleys provide access to townhouse parking thereby minimizing curb cuts and enhancing the pedestrian realm.

MARKET RATE COMMUNITY CENTER

Located on Berry’s Creek Drive, the community center will be easily accessible from all village blocks. It is adjacent to the golf courses, the village daycare and Berry’s Creek. Its placement allows views of the Berry’s Creek Golf Course and of Berry’s Creek to the east.

The community center will be the focus of the market-rate recreational activities within the village. It will provide a gathering space and amenity area for the community. From this location, connections to the village’s trail system and public open spaces will be provided.

Planned for the center is a 9,000 square foot community building. Its program may include indoor game rooms, fitness center, movie room, snack bar and dining terrace. Outdoor amenities include a 25 meter pool, hot tub, two tennis courts, community gardens and connections to the adjacent village trail and open space system.

VILLAGE ACTIVE ADULT CENTER

An active adult neighborhood is located on the southern end of the main village. Of the 750 active adult residences in Phase 1, 501 units are located in the village.  A 19,000 sf community center will be the main amenity for the active adult village. The clubhouse program may include an events hall, cafe, library, computer center, fitness center, indoor pool, card room, billiards room and other amenities.

Outdoor facilities will include dining porches and patios, two championship tennis courts, pool and hot tub with sunning deck and gardens. Across the street from the clubhouse is the lawn court game area. Competition quality croquet, badminton and bocce courts will reside within handsome floral border gardens.

RECREATIONAL TRAIL

A safe, accessible trail system will provide the community with educational and exercise opportunities while reducing automobile pollution by providing a safe alternative for commuters.

Multi-use Trail: A 5-mile off-road multi-use trail system is proposed throughout to serve the recreational and educational needs of the village and local residents, resort guests and area visitors. The trail will consist of the "Village Loop", "Meadows Trail" and several smaller extensions linking all parks and open space, points of interest and the existing Meadows Path. Throughout the trails system will be directional signage informing users of destinations and distances.

Village Loop will begin at Berry’s Creek Park, run under Berry’s Creek Bridge and along the Berry’s Creek Golf Course 16th hole. It will offer panoramic views of the golf courses, Berry’s Creek and the New York City skyline and connect to Van Winkle Esplanade. Envisioned as an area of peace and serenity, this segment will offer seating areas with occasional educational signs identifying flora and fauna. At this intersection, the trail system will divide following Meadows Path to NJMC’s Environmental Center or continuing along the Village Loop. Village Loop trail will provide spectacular views of the finishing golf holes.

Meadows Trail will begin at Berry’s Creek Park and terminate at Gateway Business Center. This trail will meander along the remediated wetlands. Stopping points will be provided with lookout structures, seating and educational signage.

Bike Route: An on-road bike route will be provided throughout the site linking key destination points and providing a safe route for commuters. In areas of higher traffic volumes, a 3-feet wide designated bike lane will be provided. The route will be designated using "Bike Route" and "Share the Road" signs alerting motorists of the presence of cyclists. Bicycle facilities will be located on site allowing cyclists to park their bikes while at work, shopping or exercising.

LYNDHURST RECREATION COMPLEX

Lyndhurst Recreation Complex (John E. Garliardi Park) is located on the north end of the Phase 1 project site, 1.5 miles closer to downtown Lyndhurst than the facility it replaces. The park replaces the existing fields currently used by the Town of Lyndhurst, located in the area of the proposed village. The new facility is a significant improvement over their existing site and will serve to unite the surrounding community and the resort village by providing expanded recreational opportunities.

An existing service building, formally a trucking service site, will be renovated, redesigned and landscaped to house a basketball court, wrestling practice area, locker rooms, showers, office, and meeting space. New and expanded parking lots will serve the main recreation building, a new concessions building and the athletic fields. Central to the site is a new baseball field flanked by two softball fields to the west and a football/soccer field to the east. Enclosed dugouts serve the baseball/softball fields. Sufficient area will be provided for soccer practice during the baseball off-season. A new and expanded concessions building will provide concessions, restrooms and a small outdoor seating terrace. It is centrally located to provide easy access to all of the athletic fields.

Walks cut through newly planted landscaped areas to connect to the park path system. The path encircling the park will lead visitors through a series of overlooks to a small entry plaza at the north end of the park. This entry will be a convenient access point for pedestrians walking to the park from downtown. The overlooks take advantage of the cliffs and steep slopes to provide a unique vantage point for ballgame spectators as well as panoramic views of the park, golf course area and NYC skyline beyond. Throughout the park, where possible, existing native vegetation of value has been retained and enhanced.
